Miles Buffalo

Award winning designer Miles Buffalo has been commissioned by Modak Australia to design a range of single and double story homes. Miles has designed for projects large and small worldwide and brings a modern and clean look to the Modak technology.

VERSATILE - Extremely versatile design options are available. Modak™ homes have been custom designed and built for most Australian family’s wants and needs; fully fitted with all fixed appliances and connected to services. On completion, a Modak home is indistinguishable from any site-built home.
External finishes are available in varying forms to buyer choice.
SECURE - ModakBoard™, the main building material, is up to ten times stronger than standard building plasterboard, as well as being extremely fire resistant, impervious to water and even cyclone-proof. The strength of the ModakBoard combined with the steel frame, steel doors and double-glazed windows help make the Modak home a very secure, fire-safe home.
ENVIRONMENTAL - The building itself is very low maintenance and no timber is used anywhere in construction helping make the Modak home termite-proof and reducing its Carbon Footprint.
ENERGY EFFICIENT - All Modak homes have double glazing and superior insulation. The homes are designed to capture roof water, have low voltage LED lighting, solar hot water and can generate power using solar energy.
TIME EFFICIENT - Modak homes can be built, delivered and assembled within six weeks from construction commencement.
SUPERIOR VALUE - Savings of up to 40% compared to a site built home. With the government ‘First home owner grants’ these homes are extremely affordable, even for people on very low incomes; so low in fact that they begin to rival rent payments in some situations.

Modak Homes - Better Quality, Faster Delivery

Fast Modak homes are assembled using a new Australian building process the "Modak Construction System" (MCS) which speeds up the production and delivery of your home. A home of superior modular construction with quality unobtainable using old, tired and expensive site built methods and materials. Modak homes are built to the highest Australian building and energy efficiency standards. To ensure fast delivery, the houses are pre-constructed and then assembled on your land by one of Modaks specialised assembly teams.

Modak Homes - Quality Designs

Modak Australia has enlisted the services of award winning designer Miles Buffalo to create a series of homes that will suit singles, couples, families and are also ideal as an investment property. Each of the Modak home designs can be easily adjusted to suit 2, 3 or 4 bedroom living and all are designed to suit the variable Australian climate and living conditions.

Modak Homes - Deluxe Range

Modak also has introduced the Deluxe range of each of the Modak homes for those who like a little more. Deluxe range enhancements include ensuite to the main bedroom, mirrored wardrobes, larger bath in main bathroom, designer tapware, split air conditioning and you can select to add non fireproof timber for polished floorboards and benches. We will have full information on the deluxe models on this website soon.

Environmental

Leaf Modak Australia constructs it's houses from environmentally friendly materials. No timber is used in any Modak home, so termites cannot infest the house and no costly damage will result. The lining material used for walls, ceilings and floor base is the revolutionary ModakBoard™ - a unique, low CO², MgO mixed with beneficially structured green recovery fibre mesh and mineral derivatives. ModakBoard has superior insulation quality to plasterboard and is ten times the strength. All Modak homes have been designed for energy efficiency including double glazed windows and 12v LED solar powered lighting used throughtout. The homes also come with the Modak roof water capture system (including the Leaf Free Gutter System) and large rain water collection tanks. Solar hot water is also standard on all Modak homes helping to minimise power use.

Windows
All Modak homes have double glazed windows to maximise temperature change. (Double glazed windows will better survive the property through firestorm and cyclonic conditions). All window frames are steel ensuring a longer life and no ignition possibility from bushfires.

Doors
Steel faced doors in timber (or other surface) appearance and steel door frames are used both internally and externally in all Modak homes. This ensures that your home has greater protection from break and enter, but also helps protect the home from fire and storm damage. Coupled with ModakBoard walls in the interior of the house, each room achieves a greater sound isolation between each room.

Solar Power
Solar water heating is standard on all Modak homes as is solar powered 12v LED down lighting. Extra solar panels can be added to your home prior to delivery.

Water Harvesting
Every Modak home has a unique water recovery system with a closed gutter, leaf and debri free, collection system coupled with a streamlined water tank. Fit a bacteria converter later and you can not only drink the water, but always have a reserve for your garden during water restriction times.
