Is the Modak Home considered a relocatable home?

No. Modak homes are bolted and welded to the base plate studs. Modak homes are permanent homes and should be considered as such when speaking with banking and insurance representatives.

Where can I see a Modak Home?

The first Modak plant will complete construction early 2012 and the first display homes will be available to view soon after. Modak is taking orders, not for specific design commitment, but to enable buyers to obtain a sequence order number in production as delivery delays could be quite long initially.
This website contains images and basic floor plans of the initial home designs available and we will be adding more to the site as they are completed.

What if I don’t like the demonstration properties when I see them?

You can just cancel the order. We do not charge any deposit in placing the order so you have lost nothing. Modak is confident that you will be very happy with our designs when you are able to see them. We are aware of no other housing company that can offer you the quality, performance, comfort, fire safety and life style options of the Modak home coupled with the affordable price and with financial terms available (T.A.P.).

Do I get a choice of colours, finishes and appliances from Modak?

Yes. You can choose from an extensive range of colours for all painted surfaces, choice of colours and styles in Tiles, floor coverings carpet etc . Electrical and gas appliances in kitchens are of superior quality and there is choice in the range here also. (see options page - click here)

What sizes of homes are available?

Standard designs vary from 2 to 4 bedrooms from 95sqm to 159sqm with additional veranda leisure space of between 36sqm and 75sqm. Garages can be easily added to any design. Please go to the designs page for more information. Larger designs will be available soon.

Do I have to buy the land first if I want to buy a Modak home and how do I do that?

This is up to you. If you have land already... great, if not, no problem. Land can be purchased through your local real estate or through private sales. To order a Modak home you will need to be pre approved for funding. Modak can assist you with both finance for the home and for the land by enabling you to make an online finance application from this website. Who pays for the site foundation base and connection of power, sewage, water, etc ?

Your land will have been fully serviced by the developer in terms of water, power and sewer links to local council requirements. You will also have to obtain a Development Approval (DA) from your council before you proceed.
Modak will provide a site template for the council DA and for the developer to arrange for the concrete set, steel connection stubbs and steel platform base plate to be contracted and installed. Costs of the installation of the foundation support plates and connection of the power, water and sewer to the house connections are included. Please note however, it is the buyers cost to bring those services to the points shown on the site template we supply you as per normal. If you are purchasing residential approved land these services will need to be provided in any event.

How long will it take to build my Modak home?

One of the great things about your Modak home is that it is preconstructed. This means within 45 days of us commencing construction, your home will be delivered. Modak will then assemble the home onsite within 48 hours (depending on your land and home ordered). It is important to note that council DA's may take longer than this so make sure you have put your DA application in ahead of time as we will not commence construction until the DA is approved and signed off by council. What guarantee is there on the building construction?

All builders in Australia are required to guarantee their work to minimum specification scheduled by Government. Modak Homes Australia Complies with all Government requirements and Insurances.

How does the extra funding up to $25,000 work and how much extra do I have to pay for that?

With the First Home owner grant reduced, Modak has arranged for a loan of up to 25,000 (TAP) to be available to assist those with insufficient funds for Govt stamp duty, mortgage insurance and legal fees which have to paid up front to enable the purchase to be effected. A full explanation of this is shown under the FINANCE section (This will be of interest and benefit to Non first home buyers).

How can Modak provide such affordable housing?

Modak homes are pre constructed before site completion. This vastly reduces the amount of labor normally required with conventional building practices which normally includes 20 or more sub contractors, all with differing skill qualities, cost centres and profits, adding substantially to the cost of your home. Modak has none of these and no down time due to weather, supplies or conflicts. Reduction of these labor costs allows us to build with high quality components and we are able to pass on the savings to our customers.

Can Modak homes have rooms and extensions added to them?

Yes. Modak Intra Modular designs let you expand as your requirements and needs change. (Ask us)

What is the energy rating on Modak homes?

Due to the unique insulation properties of ModakBoard the need for extra heating and cooling in Modak homes is nominal and thus places them above the new 6 star energy efficiency requirements. Specific ratings will be dependent on your property location.

Will there be land and house packages to choose from?

Yes. Modak will be able to offer house and land packages in 2012 in selected areas. If you are interested, let us know and we'll contact you with details when we have them. Click here to Keep Informed.

How long will it take to produce and deliver my Modak home?

Once the final order has come through to Modak and is approved, your order will be put forward for production. This will generally take 4-6 weeks from the time production starts on your home. We strongly advise that you pre-order your home through Modak's no cost, no obligation pre-ordering facility on this website well in advance as once production starts on the houses orders will be added to the queue. It's similar to a "next to be served" ticketing system, you need to take a ticket (order) then wait until those already holding tickets are served before you are served. If you have preordered, Modak will be able to give you an approximate delivery date before you commit.

I am quite some distance from a major town or city, will Modak deliver a home to us and does it cost more?

Modak can deliver your home to most places in Australia, however, in areas further than 500km from the Modak plant there will be additional charges. Modak will quote on these for you before you make any commitment. Modak will build the freight cost into the final total house cost so there are no delivery charge surprises.
